How can I schedule a tour?

The following neighborhoods can be scheduled online with our self-scheduling portal:

  • Clifton area
  • Hyde Park area

You can select up to 4 floorplans to view per appointment. Tours are generally available

Monday-Thursday: 10:45am-4:45pm
Friday: 9:45am-3:45pm
Saturday: 10:45am-3:45pm
Sunday: 12:45pm-3:45pm

If you select a community with an on-site leasing team, you will be directed to that community’s email and phone number for scheduling purposes. Communities include:

Application

How do I start an application?

You can apply directly to a property from the Property Detail Page. Navigate to “Live With Us” to begin your search.

How do I apply with roommates?

Choose one person to start an application. At the end of their application they will be able to list “Other Applicants” (roommates). They will need to provide names and email addresses for all other roommates. This will then trigger an email to each roommate to complete their application.

Roommates should not apply separately.

What are the application requirements?

Each person who will occupy the apartment must complete an application.

You must be at least 18 years old. If you are under 18 years old, a parent or guardian can apply and sign the lease for you. Once you turn 18 you can then complete the application and sign the lease.

Each application is screened for credit history, rental history, and criminal background.

  • Deferred Student Loans and Medical Collections are ignored
  • Prior Judgements & Evictions within the past 2 years will result in a rejected application
  • The total combined income for the group must be at least 40% of the monthly rent
    • The income you list on your application should be the sum of
      • Employment income
      • Financial aid/student loans
      • Parental assistance
      • Savings
    • How will you pay for your apartment? You will need to add everything together to determine your annual income.

You will need to upload a picture of your Government-Issued ID (drivers license, passport, state identification, etc.)

What fees are due with the application?

Each person will be charged an application fee. Each lease will be charged an administrative fee.

Payment of Application fees and an Administrative fee are required for processing of applications and the lease. These fees are non-refundable.

What if I started my application, but didn't finish?

Log back into Apply Now and all of your information is saved. You do not need to start a new application. Fill out the rest of the application, and make payment to submit your application.

I am an International Student; what do I need to know?

If you do not have a social security number, you’ll need to provide two forms of identification (Passport, Visa, I20).

We accept international payments using credit cards (Visa or MasterCard). We do not accept foreign bank accounts. You will need to use the new apartment address as your billing address if you do not have a US address.

Earnest Money

Once I am approved, what happens next?

Payment of an Earnest Money Deposit is required in order to hold the unit until the lease is signed.

The full deposit will hold an apartment for up to seven days. The lease must be signed within seven days or the unit will be released as available to rent.

If you notify us within seven days that you do not plan to execute a lease, the earnest money deposit is refundable. If you do not notify us within seven days that you do not plan to execute a lease, the earnest money deposit is forfeited, and the unit will be released as available to rent.

If the application/s are denied, we cannot proceed with executing a lease. The earnest money deposit will be refunded.

Once the lease is signed, the earnest money deposit converts to a security deposit, which is held through the term of the lease. Any refund of deposit is made within 30 days of move- out, less any damages.

Lease Agreements

How will I sign my lease?

We will email you when your lease is ready to be signed. Leases are published electronically in the Resident Portal. When you log into the portal you will see a banner with a link to view and sign.

You may receive reminders until the document is completed (all roommates have signed and it’s countersigned by the property manager).
