Before you begin your application, please review the rental criteria below.
If multiple applicants apply together, applications are reviewed as a group.
Approval decisions are based on the combined qualifications of all applicants, and each applicant will be notified of the final decision.
Any advertised concessions, specials, or promotions apply only to fully approved applications.
Applications that are conditionally approved are not eligible for concessions or specials.
Income Calculation
Income Requirement:
Property income requirements vary. When you begin your application, the property’s income requirement is stated. At a minimum applicants must demonstrate a gross monthly income equal to 2.5 times the monthly rent. Some properties require gross monthly income of 3 times the monthly rent.
Calculation:
Your total annual gross income is compared to the total annual rent.
Applications will be denied if there are any collections from property management companies within the past seven years. You will need to pay your creditor in full and provide us proof of payment before your application may be considered for approval.
Utility Collections:
You are required to put the electric service into your name for your apartment home. If you have a collection from a non-telecommunication utility company (IE: Duke Energy or other utility provider) you will need to pay your creditor in full and provide us proof of payment before your application may be considered for approval.
Bankruptcies & Foreclosures:
Applications will be denied if there are any bankruptcies within the past five years. Applications will be denied if there are any foreclosures within the past two years.
Credit History Ignored
Deferred Student Loans:
These debts will not be considered in the application evaluation.
Medical Collections:
These debts will not be considered in the application evaluation.
Public Records
ID Verification:
You will be required to upload a government-issued photo ID such as State ID, Drivers License, or Passport.
Judgements or Liens:
Applications will be denied if there are any judgements or liens within the past five years. You will need to pay your creditor in full and provide us proof of payment before your application may be considered for approval.
Criminal Records:
Applications will be denied for the following records: Lifetime Sex Offender, Non Lifetime Sex Offender in past 25 years, Murder, Homicide, Manslaughter in past 25 years, Other Felonies in past 7 years
