When will apartments be listed with pricing for next school year (2025/26)?

All apartments are listed with updated pricing on our website as of September 17, 2024. Keep in mind this list is all apartments we manage and current residents may choose to renew their lease. Current residents are given the first opportunity to renew their existing lease before tours begin on October 1.

Tour

When do tours begin?

Tours can be scheduled now for October 1, 2024 or thereafter. You will be able to schedule tours up to two weeks in advance. Tours can be scheduled 7 days a week.

How can I schedule a tour?

All of our apartment tours can be scheduled online. You are welcome to call the office and speak with a leasing agent instead if you need assistance. Of course, a minimum of 24 hours notice is needed for occupied apartments in order to provide sufficient notice. You will need to choose which floorplan you would like to see when booking your appointment.

How many apartments can I see?

We can show up to four floorplans in a single appointment. Our leasing agent will meet you at the first property you selected at the start time of your appointment.

Application

What are the application requirements?

Each person who will occupy the apartment must complete an application.
You must be at least 18 years old. If you are under 18 years old, a parent or guardian can apply and sign the lease for you. Once you turn 18 you can then complete the application and sign the lease.
Each application is screened for credit history, rental history, and criminal background.
You will need to upload a picture of your Government-Issued ID (drivers license, passport, state identification, etc.)

How do I apply?

You can apply directly to a property from the Property Detail Page. Click Housing Near the University of Cincinnati to begin your search.
Choose one person to start an application. At the end of their application they will be able to list "Other Applicants" (roommates). They will need to provide names and email addresses for all other roommates. This will then trigger an email to each roommate to complete their application. Roommates should not apply separately. Applying separately will cause delays as each group needs to be screened together. It will also result in an extra, unnecessary administrative fee.

What are the steps involved from submitting an application to signing a lease?

First, all roommates need to complete their application. This includes paying application fees and an administrative fee. After that, we screen the applicants together as a group. Once approved, they pay earnest money to hold the apartment. Next, we send them the lease to sign electronically. Finally, once everyone has signed, the property manager countersigns the lease and the process is complete.

What fees are due with the application?

Each applicant will be charged an application processing fee. An administrative fee will be charged to each lease.
Payment of these fees is required in order to complete the application process. These fees are non-refundable.

What if I started my application, but didn't finish?

Log back into Apply Now and all of your information is saved. You do not need to start a new application. Fill out the rest of the application and make payment to submit your application.

I do not have a social security number; what do I need to know?

If you do not have a social security number, you'll need to provide two forms of identification (Passport, Visa, I20).
We accept international payments using credit cards (Visa or MasterCard). We do not accept foreign bank accounts. You will need to use the new apartment address as your billing address if you do not have a US address.

Earnest Money

Once I am approved, what happens next?

The full deposit will hold an apartment for 2 days. The lease must be signed within 2 days or the unit will be released as available to rent.
If you notify us within 2 days that you do not plan to sign a lease, the earnest money deposit is refundable. If you do not notify us within 2 days that you do not plan to sign a lease, the earnest money deposit is forfeited, and the unit will be released as available to rent.
If the application/s are denied, we cannot proceed with executing a lease. The earnest money deposit will be refunded.
Once the lease is signed, the earnest money deposit converts to a security deposit, which is held through the term of the lease. Any refund of deposit is made within 30 days of move- out, less any damages.

Lease Agreements

How will I sign my lease?

We will email you when your lease is ready to be signed. Leases are published electronically in the Resident Portal. When you log into the portal you will see a banner with a link to view and sign.
You will receive reminders until the document is completed (all roommates have signed and it's countersigned by the property manager).

Can I read a sample lease?

A sample lease is below. Note that depending on the property you select, there may be variations of this lease (if the apartment is furnished or if you are leasing an individual bedroom, etc.)
